DESCRIPTION OF LAND:
Lot 16B is the number of lot that nests the residential and it's on the northern part, on a high plain which offers a beautiful view in all directions. It is bordered to the north with a lot that is at a lower level and to the south by the property belonging to the family Teran, where large trees are preserved very beautifully.
The are of the lot measures 847.05 square meters, with a front of 12.5 meters that widens as it opens.
DESCRIPTION OF CONSTRUCTION:
This project developed as a first step a duplex (or two houses or apartments) and subsequently will develop a second home duplex. Thus, the entire project will have four residences on the lot.
The building is considered a luxury one, full details of first quality. The project was designed by the firm ECO STUDIO ARCHITECTS and developed and built by the Montealegre Engineering and Construction Company, a company with extensive experience in the market. It was overseen by the Civil Engineer Marco A. Montealegre and architect Roberto Rivera.
The aim of the Rambla Duplex Homes is to offer a comprehensive and colorful look to buildings, building a good distribution and integrating the whole concept of housing a modern environment of life and wellbeing. Living in a system of several houses in one lot, provides the possibility of sharing costs of common area maintenance, monitoring, water tank system and pump, and enhance security. To do this, common gauges were installed for external electrical services, gate, guard house and separate meters for domestic water consumption.
Logically, all other services such as electricity, telephone, cable television and Internet are carried individually to and by each home.
AREAS AND DISTRIBUTION:
Each residence of the Casa Rambla duplex homes has a ground floor that has: a main entrance of deck boards (also serves as a terrace from the living room), living room and dining kitchen, hallway, bathroom, laundry room, back terrace and area deck possibly for a whirlpool tub (jacuzzi). The upper floor is accessed by stairs and the master bedroom has a very broad front (with extraordinary view), with walk-in closet and bathroom, second bedroom, another bathroom and living room or play room (could be a third bedroom or an office), corridors and foyeur.
Each individual residence has a total area of 160 square meters, giving a total building area of 320 square meters per duplex.
FINISHING:
The houses have clear porcelain floors downstairs with ceramic veneers in the half bath, ceilings of gypsum, with the cortijera valances and floor to ceiling windows for a spectacular view. The kitchen is designed for furniture with refrigerator, stove, large oven, microwave oven and an island with sink and breakfast nook or dining room. The entrance is through a pine deck under a suspended ceiling. The windows, both front and back and the terrace are of tempered glass that open completely to allow integration of the two terraces with the room.
The stairs are made of high quality teak floors and the bedrooms and game room or office are made of laminated wood. The bathrooms have ceramic veneers of fine luxury brand Kohler.
